Whitefield was Bengaluru's first big IT suburb, and two decades on it is still one of the busiest places to buy a new home. What has changed is where the new supply sits. Some launches still come up in the Whitefield core, but much of the growth has spread outwards: south to Gunjur and Varthur, and east towards Hoskote. Here is the 2026 picture, area by area.
The Whitefield belt at a glance
Across the wider Whitefield belt, which in our catalogue takes in Gunjur, Varthur and Panathur, we list 45 projects, starting from ₹62 Lakh, with a median new-launch asking rate of about ₹14,453/sq.ft. See Whitefield price per sq.ft for every project.
The core: ITPL, the metro and established neighbourhoods
Whitefield proper, around ITPL, the EPIP zone and Hope Farm, has the advantages that come with age: schools, hospitals, malls and the Purple Line metro to the city centre. New projects here tend to be from established builders, often on smaller plots inside the developed area, and some are later phases of large existing communities.

Gunjur and Varthur: the new-launch pocket
South of the core, Gunjur and Varthur have become the area's busiest launch pocket, with large apartment projects and villa communities. They offer newer projects and larger sites, a short drive from Whitefield and the Outer Ring Road. Our Gunjur and Varthur guide covers them in detail, and Panathur, closer to the ORR, has its own guide.
The eastern edge: Hoskote, Budigere and Old Madras Road
East of Whitefield, along Old Madras Road and towards Hoskote and Budigere, prices step down and plot and villa options open up. These areas suit buyers who want more space for their budget and are comfortable a little further out.
