Stamp duty and registration costs in Bengaluru 2026, with worked examples

What you actually pay over and above the flat price in Bengaluru: stamp duty slabs, registration, cess and surcharge, with worked examples at ₹60L, ₹1 Cr and ₹2 Cr.

The price on the brochure is not the price you pay. Registering a home in Bengaluru adds government charges on top of the agreement value, and buyers who discover this at the registrar's office fund the shortfall from savings meant for interiors. Here is the arithmetic, upfront.

The components

Rates are set by the Karnataka government and do change in budgets; treat the numbers below as planning figures and verify current rates at booking. GST (5% without input credit on under-construction homes) is separate and applies to the builder's invoice, not the registrar.

Budget it from day one. On a ₹1 Cr purchase, keep ₹6.5-7L aside for registration day, over and above your down payment.

Loans do not cover it by default. Most lenders finance the agreement value; stamp duty and registration are typically out of pocket.

Guidance value matters. Duty is charged on the higher of your agreement value and the government guidance value for the property, in fast-moving corridors the two can diverge.
