On the RERA portal
- 1. The project is registered, and the registration is current, not lapsed
- 2. The registered promoter name matches the entity on your booking form
- 3. Declared completion date, compare it to what sales told you
- 4. Sanctioned plans and approvals uploaded match the brochure
- 5. Quarterly progress updates are actually being filed
- 6. Complaints history against the promoter, read the orders, not just counts
In the documents
- 7. Title report: clear, marketable title in the promoter's or landowner's name
- 8. Carpet area (RERA definition) stated in the agreement, not just super built-up
- 9. Payment schedule is construction-linked, not time-linked
- 10. The agreement to sell follows the RERA model agreement's protections
- 11. Interest and exit clauses for delay match RERA's prescribed rates
- 12. Parking, amenities and specifications are written into the agreement, verbal promises do not survive possession day
The two questions that filter fastest
